March 30
2 groups today, from Westlake and from Seattle. The Seattle people are considering a move to the area since their son is now living in Westlake. Both seemed to like all the upgrades but thought the floor plan was the biggest drawback for them in considering an offer.
March 29
1 group today from Wood Ranch in Simi, he just started looking in the Sherwood area, he liked the fact that it was newer construction and modern with the indoor/outdoor space. His wife wants something more traditional, she’s did not like the floorpan.
March 23
2 groups today from Santa Monica and Calabasas, both were looking for something to downsize for their parents. Both seemed to like the upgrades and area and low maintenance, still considering other areas.
March 22
We had 1 group (Couple in 70’s) who came with their agent from Topanga who is looking to downsize. They just started exploring the area of Sherwood and Westlake. They were here for about 45 minutes and really seemed to like the upgrades and potential for them. Husband is a retired drummer and liked the idea of the bonus room as a studio. They are going to look at a few other options, I will follow up with their agent later this week for an update.
March 16
2 groups today, from North Ranch and Palisades, they were both just starting their search, the Palisades people are still figuring things out with insurance. Liked all of the updates and the fact that it’s newer construction.
March 15
One family from Palisades came by, the husband likes the house but the wife isn’t too sure she wants to move out this far. She also did like the open space across the street as they just through the fires. I will circle back with them to see if any interest.
March 2
5 groups today, from Westlake, Calabasas, TO and Beverly Hills. The Beverly Hills people probably had the most interest, they are considering moving to the area because they have friends who recently moved here and would like to send her daughter to Oaks. She said she would be interested in a 1 year lease with option to buy. I did mention that the seller would rather sell than lease and I would follow up with her agent.
February 23
4 groups today, from TO, Sherwood looking to downsize, Newbury Park and Calabasas. The downsize people seemed to have the most interest, seemed to like the layout and updates, they did mention they would have liked a larger master bedroom but could probably make it work.
February 22
3 groups today, agent from San Fernando Valley, buyer from Santa Barbara and a Malibu buyer that came a few weeks back. Buyers from SB just started their search and are considering Lake Sherwood for a downsize. The Malibu guy is looking for his mom that will be moving to the area in April from Texas.
February 19
4 brokers today, 2 of them said they had potential clients that are looking for something modern that they would send to, I let them know about the open houses on Sat and Sun as well.
February 16
5 groups today, from Pasadena, Westlake, West LA, Simi Valley, and Calabasas. The Pasadena people saw the home about 4 months ago, the wife loves it but the husband still seems hesitant, they said they are going to discuss with their agent this evening. The West LA guy seemed to like it a lot, liked the media room for a music room and all the updates. I will follow up with both agents.
February 15
5 groups today, from Calabasas, West Hills, Toluca Lake, Malibu and the group that came for a showing on Feb 1st came back for a second look, I will follow up with their agent, there were here for about 45 min. Most interested was the Calabasas buyer, former NFL player Keyshawn Johnson, he likes it but is going through a divorce, so still a lot of moving parts. The West Hills people seemed to like it a lot, he’s planning on coming back tomorrow and bringing his wife.
February 8
4 groups today, from Oxnard for a second look, Santa Monica, Agoura and an agent from LA. Oxnard people are still thinking about it, the wife loves it but the husband says it’s too modern for him, so they will discuss further. The others did not have any increased interest.
January 31
6 brokers and 1 buyer from Hidden Hills, no real interest, too modern for them (older couple) they are considering making a move out to Sherwood and were curious about the area. One of the agents mentioned they may have someone for it, they would be in touch after talking to their client if they want to schedule a showing.
January 27
Feedback from agent: There were two houses they like more than Calboune, so I doubt it’s in the running. But they are going to call me tomorrow, so I’ll update you then if there’s interest. Such a cool house though!”
January 19
6 groups today, 3 from WLV, 1 from Calabasas and 1 from TO and the other was the film financier guy I mentioned the other day moving here from Chicago. He really seemed to like it, he’s going to inquire more about Country Club and he will have his agent reach out. The Calabasas people came for a second look, they were here 3 weeks ago but felt the price was a little high for them.
January 18
4 groups today, one from Palisades who lost their home, North Ranch, Oxnard and two from Malibu. One of the Malibu people have been watching the listing for awhile and finally came to see it, I will follow up with the agent to see if any real interest. One other group showed interest and said he would be in touch.
January 11
Three groups today, two locally from TO and another from Calabasas area. None of the agents that reached out earlier this week made it. People seemed to like to home and updates, I will follow up with the agents to see if interest in making an offer.
January 5
2 buyer showings and an agent preview. Agent and one buyer from Calabasas and one buyer from Oxnard. The buyer from Calabasas seemed to show a lot of interest, they said they have been looking in Sherwood for awhile, this would be a downsize for them. They were here for about 35 min taking in the home. They said they are going to talk it over. I will follow up this week to see if any interest in an offer.
December 29
5 groups today, 1 from Oak Park, 1 from Woodland Hills and 3 from Calabasas. Two of the groups seemed to show increased interest, I will be following up with the agents to see if any interest in making an offer.
December 21
We had 2 groups today, both from Thousand Oaks area, both are just starting their home search. One is considering Lake Sherwood or Westlake Island. Neither had any interest in submitting an offer at this time. One did mention a smell which I noticed when I walked in for the open house. At first I thought it was gas, not sure where it’s coming from but you smell it more in the upstairs area.
December 15
We had 2 groups today, one was an agent from LA previewing and the other lives in the Sherwood townhomes looking for a single family home, (his wife saw the home last month) he liked the low maintenance of the yard but still discuss with his wife about a possible move.
December 8
1 group which was the buyer Eric Sweeney, he seemed to really like the home, he’s going to give it some thought. He mentioned he has a private lender that would need to see it should he decide to make an offer. I will keep in touch up for a possible second showing. One of the groups that came last weekend had their agent call me and she said they are considering an offer. They had originally seen the home when it was being built, they really like all the current updates and pool. She said she is still in conversations with them and will be in touch.
December 1
4 groups today, from Sherwood, North Ranch, Oak Park and Hidden Valley. All seemed to like the updates and back yard. 2 groups mentioned they have been watching the listing for awhile. I will follow up to see if any real interest about an offer. One had an agent and I am following up to see if they have any additional questions.

We had 1 group today from Malibu, they are considering moving to the Sherwood/Westlake area in Q1 of 2025. Seemed to like the home but not quite ready to make a move yet.
October 27
2 groups today, from Calabasas and Sherwood, both liked the updates and modernization of the home, great back yard and pool but they both did not the floor-plan with living area and kitchen downstairs.
October 26
2 groups today, Thousand Oaks and Wood Ranch in Simi, neither seemed to have any real interest, they liked the updates and style. I reached out to the agent whose clients came back last week for the second showing to see if they were interested in an offer, still have not heard back.
October 20
We had 5 groups today, two from Thousand Oaks, Westlake, Malibu and LA. Malibu people are more interested in leasing, as they have only lived in CA for 2 years and still trying to figure out where they would like to buy. They felt the lease price was high but are still considering. The LA people were here about month ago and came for another look, they got married in Sherwood 10+ years ago but are still considering the drive as they both work in LA.
October 13
2 locally, 1 from Manhattan Beach and the people who were here on Thursday came back for a second look and she brought the husband this time. I will reach out to the agent about a possible offer.
October 12
2 locally, from Foxmoor looking to upsize and Sherwood looking to downsize, another from Malibu who has several homes, he’s familiar with area and was intrigued by the design and modernness. I will circle back to see if interested in making an offer.
September 29
3 groups today from Thousand Oaks, Calabasas and North Ranch. TO group were visiting friends in the area and decided to swing by, they liked all the updated but no real interest. Calabasas group liked the updates but felt it was a little too far back within the community. North Ranch group was a second showing, this time she brought her husband, he also felt it was too far back in the community and would have liked a larger lot, home checks a lot of boxes as they are looking for something modern but would like more yard space, they said they felt the price was high, they were looking at 2651 Stafford Rd today as well.
September 26 - Agent Showing
Showing complete, home locked up. Doesn’t seem like the right fit for him, he likes the modern feel of the home but he said it doesn’t feel like a home for a family, more for a younger person, not something he can see his family in with a new baby.
September 21
2 groups today, 1 locally from Thousand Oaks who are upsizing, the husband seemed to like it but the wife may need some convincing. I have reached out to their agent. The other was from Manhattan Beach, he was golfing with a friend at the club. He likes the area but not sure if he wants to give up the beach life yet. He’s going to speak with his wife to see if she would like to come down to take a look.
September 15
We had 2 groups today, one locally from North Shore at Sherwood, they came off the signs and were looking to downsize, the home was larger thank they want and felt the master bedroom was smaller than they would like but said the home was nicely done. The second group came with their agent and was from Woodland Hills, they are members at the North Ranch County Club and are considering North Ranch and Sherwood, they are still weighing out the options as they are meeting with their CPA this coming week. I will follow up with their agent later this week.
September 14
1 group today from LA, they have some family in the area, got married at the Sherwood County Club 11 years ago. They were here for about 20 min, they seemed to like all the updates and space, they have 2 small children (3 and 1) they felt the layout was strange and the steps could be an issue while the kids are still small.
September 8
We had people locally from Sherwood and Westlake, Somis and a couple from Maryland who recently retired looking to move to the area to be closer to grandchildren in Thousand Oaks. One of the groups felt the home was to large for them as it is only 2 of them but felt the price was in line for what is selling in Sherwood. One was inquiring about the lease, he is currently living in a Sherwood Townhome and looking for more space, he said the lease price was too high to even consider but would not say what he was willing to may. Most felt the home is well taken care of, great modern design, finishes, and the backyard is what most people gravitated too, they could tell a lot was put into it. 2 groups mentioned they were hoping for a larger master suite with additional closet. Nobody seemed to show any increased interest, I will follow up to see if any additional interest.
September 7
2 groups, one from Woodland Hills and another from Toluca Lake. The WH group liked the home but were hoping for more yard for basketball since they still have a teenager at home for another 4 years. The TL group didn’t say much or show much interest, but I will follow up.
September 4
We had 9 brokers today, a few were previewing for clients, most agents felt the home was priced well for new construction, a couple mentioned price was a little high and should be in the $6M +/- Agents loved the whole downstairs area, great for entertaining. We also had 3 buyer showings with their agents, from North Ranch, Bel Air and the Westside. The people from Bel Air came to the Broker Tour and then came back for an second showing after and were here for about an hour. They inquired about insurance, the Country Club and seem to be very interested in Sherwood.
August 25
We had people form North Ranch, Thousand Oaks, Simi Valley, Calabasas and an agent from Santa Barbara area. Great space for entertaining, quiet and private, one group was hoping for more of a lake view, love the modern feel. 2 groups mentioned the price was high but gave no additional feedback on what they would consider for an offer.
August 24
14 People like the home and the updates, great for entertaining, quiet. A few felt it was too far into Sherwood, no dedicated office, a few said price seemed a little high.

We had agents from the San Fernando Valley and LA come to preview, they liked all of the updates of the great back yard, one of hoping for lake access.

Feedback from Karen: “The upside-down Floor Plan just didn’t work for her with the kids being that close to the street. I do think you’re priced too high. The backyard is stunning, and they did a magnificent job!”

Lydia agents update on his client. “Hey Ernest, thanks for checking in. My clients been traveling Internationally with plans to buy as soon as his schedule is more feasible. Calbourne remains his favorite, just waiting for him to get back from travel to meet and discuss”
May 28
Asian buyer from Yesterday on Calbourne. Agent said “Seems like they said it is a bit overpriced” I asked at what price would they be a buyer, waiting to hear back. I will also try calling her again for any additional feedback.
May 19
First couple didn’t give much feedback. Second group felt the main bedrooms were small, didn’t like the wood exterior, we’re hoping for lake access, they liked the yard and open living space but said the home was not for them.
May 18
People from Westlake, daughter came today and parents may come tomorrow to take a look. Agent came, said he’s also looking for himself. Likes the updates and said the home shows better in person, likes all the space and potential of media room.

Similar feedback, we had people from the LA and Calabasas area come. I have 1 agent to follow up with for any additional feedback.

We had one group come back for a second look from last weekend, similar feedback about the updates, the indoor/outdoor space, love the great room. One group felt the back yard was too small for them, 1 agent was previewing for his client who will coming into town in the next couple weeks.

Agent came to preview, liked the updates, felt it was priced well, home has a great feel.

Overall good feedback from everyone, shows very well, people love the updates, very well thought out home, people seemed to be in line with the price.

People love the great room, the indoor and outdoor living with the upgrades and back yard, great views, elevator is a nice touch, like that it has a downstairs bedroom, most agents seemed to agree on the price with the updates that have been done, a few people had some concerns with the 2 new homes being built across in the backyard.
