August 22nd

We had 3 groups today, from the SFV and Tarzana, they really seemed to like the layout and space. A couple of the groups had some concerns about potential noise from delivery truck with the shopping center. I made sure mention that the home has dual pane windows for any potential noise. The Tarzana groups seemed the most interested as they are looking to move for more space and better schools. I have a follow up call with them to discuss a potential offer. I will keep you posted on any progress.

August 16th

Good afternoon everyone, we had two couples come through one with their agent from Beverly Hills and the other couple from Woodland Hills.

The couple from Woodland Hills was not planning on renovations however they like the Flure plan and will call to come back with their agent this week to walk-through again.

August 2nd

As expected, we’ve seen a bit of a slowdown in showings since the initial launch weekend. Today we had 2 groups, a lender and a title rep previewing on behalf of a potential client. We’ll follow up to see if that translates into further interest or feedback. We also topped off the spa with water.

August 1st

Today’s open house was a bit slower, likely due to the heat, but we still had 3 groups come through from Camarillo, Agoura, and La Quinta. Buyers responded well to the layout and space, though feedback echoed some earlier themes: one group would have liked a larger backyard, and the shopping center view/location wasn’t a draw for them. Overall, buyers continue to feel the home needs more work than they’re looking to take on themselves.
We continued to highlight the updated roof, A/C, heating, and windows as key value points

Broker tour July 29th

We had our broker tour today with a great turnout with 15 brokers attending. Most felt the home is priced well for the area and neighborhood, with a few feeling it was a touch high given the condition and location.
Overall, brokers see good potential here for the right buyer, someone looking to make the home their own and with the resources to do so. A few felt the backyard's greenery would mean more maintenance. We made sure to highlight the updated roof, A/C, and HVAC as key selling points.

July 27th

As mentioned we had a showing this morning. The buyers responded well to the layout, we walked them through the home’s highlights, the views, 3-car garage, updated AC and heating, larger master, roof, spa and private backyard. Ultimately, they felt the home needed more updating than they were looking to take on themselves.

July 26th

Another strong turnout today with 9 groups, including local buyers from Agoura Hills and Oak Park, plus visitors from Orange County and Chicago. Feedback was consistent with yesterday’s, buyers continue to see the value and potential in the home.

We again shared the option to add a 5th bedroom in the BBQ area, and walked people through opening up the kitchen, which resonated well. One family from Oak Park is considering setting up a second showing so the husband can see the home.

Great weekend overall, 20 total groups across both days, with plenty of constructive feedback to work with as we move forward.

July 25th

Great turnout today, 11 groups came through, with buyers from Agoura Hills, Oak Park, West Hills and Santa Monica. Overall, most felt the home is priced right for the area, and several buyers loved the greenery, landscaping, and spa. A few also responded well to the mountain views once we pointed them out.

The main hesitation as expected was around the work involved in updating the home, some buyers were looking for more move-in-ready. A handful also mentioned wanting a downstairs bedroom (we highlighted the option to add one using the third bay garage) and felt the backyard was smaller than they wanted. A couple weren’t drawn to the shopping center view.
